Why an Early Inspection Keeps a Repair from Becoming a Replacement

Most seawall damage starts where you can't see it: behind the wall, under the cap or below the waterline. A wall can look fine from the top while the soil behind it is disappearing.

On one Delray Beach canal property, the cap looked decent. The yard told a different story: small sinkholes near the grass line, sand washing out after heavy rain and one section starting to lean.

In our experience, a leaking joint leads to soil loss, soil loss leads to voids, and voids lead to a wall that starts to move. That's how a repair becomes a replacement.

An inspection catches the problem at the first step, when a targeted repair can still fix it. Our goal is simple: find problems early, recommend cost-effective repairs and help you get more years out of the seawall you already have.

WARNING SIGNS

Signs Your Seawall Needs a Closer Look

Schedule an inspection if you notice any of these:

  • Sinkholes, soft spots or low areas in the yard near the wall

  • Soil or sand washing out after rain or high tide

  • A gap opening between the cap and the yard

  • Cracks in the cap or the panels

  • Crumbling concrete or exposed, rusted rebar

  • Water seeping through the wall, or weep holes that look clogged

  • Sections leaning toward the water

  • Damaged or deteriorating piles

Even if you don't see any of these, we recommend a visual inspection once a year and after any major storm, flooding or unusual erosion.

WHAT'S INCLUDED

What Our Seawall Inspection Includes

With over 25 years in marine construction, foundations and seawall repair, our team knows what to look for on aging and deteriorating walls.

1. Visual inspection of the seawall panels, cap, joints and exposed piles

2. Identification of cracks, spalling, exposed reinforcement and deteriorating concrete

3. Inspection for erosion, settlement, sinkholes and voids behind the seawall

4. Review of visible drainage issues, weep holes and signs of water getting through the wall

5. Observation of accessible batter piles and other visible support components

6. Photographs and documentation of every area that needs attention

7. Recommended maintenance and repair options, with an estimated cost

Underwater Inspection When We Suspect Hidden Damage

Some of the most serious seawall damage happens below the waterline, where a visual check from the yard can't reach. When we see signs of soil loss but can't find the cause from above, we take the inspection underwater with a camera or a diver.

An underwater seawall inspection checks the base of the wall, the joints and seams below the surface, and the piles for cracks, gaps and undermining at the toe. We photograph what we find, so you see exactly what we see.

DURING AND AFTER

What Happens During and After Your Inspection

1. You book.

Tell us what you're seeing and send a few photos if you have them.

2. We walk the wall.

We check the panels, cap, joints, visible piles and the yard behind the wall.

3. We explain what we found.

We go over our findings with you on site, so you know exactly where your wall stands.

4. You get photos, options and an estimate.

We document each problem area and give you practical repair recommendations with pricing.

If We Find a Problem

Most problems we find can be repaired without replacing the wall. Your estimate shows what we recommend and what it costs, and if you decide to move forward, we handle the repair.

If repair isn't the right answer for your wall, we'll tell you that too.

CONTRACTOR OR ENGINEER

Contractor Assessment or Engineering Inspection: Which Do You Need?

For most homeowners, a routine visual assessment from an experienced seawall contractor is the right first step. Some situations call for a Florida-licensed professional engineer. We'll tell you which one you need, and when it's an engineer, we coordinate with local marine engineers for you.

What Our Contractor Assessment Covers

We assess what can be seen and reached: the panels, cap, joints, accessible piles, drainage and the soil behind the wall. Then we recommend practical repairs and price the work within our licensed scope. We don't certify a wall's structural capacity or issue engineering reports.

When You Need a Licensed Engineer

A licensed engineer is required when a property needs a formal structural evaluation, an engineering certification or a signed and sealed report, and for certain permit requirements. In those cases, we coordinate with a Florida-licensed professional engineer, so you don't have to find one on your own.

Who We Inspect For

Waterfront Homeowners

Canal and Intracoastal homes across Palm Beach County. Whether you've spotted a soft patch in the lawn or it's simply been years since anyone looked at your wall, an inspection tells you what it needs and what it costs.

HOAs, Condo Associations and Property Managers

A shared seawall needs board approval before anyone repairs it. Our photos, recommendations and estimate give your board a clear picture of the wall's condition and a number to budget for. When an association needs a sealed engineering report, we coordinate that too.
